Satisfied Customers

I would highly recommend Craig and his team. They replaced a flat roof on our house - they were lovely and provided a great service and quality work. They arrived and completed the job on time with minimal disruption. I would highly recommend S&L Flat Roofing and we will have them back to replace our other flat roof soon.

Finding a reliable roofer can be difficult but Craig and the team were first class from start to finish. They helped us work out the best approach, set out the project timeline and then delivered ahead of time. And we were thrilled with the results. I'd certainly recommend S&L..

Competent Person Scheme

For a new flat roof, you need a roofer registered with a Competent Person Scheme (CPS) like the NFRC's CompetentRoofer, which lets them self-certify work meets Building Regulations, saving you fees and hassle.

Otherwise, you must use the local council's Building Control and pay for inspections, ensuring the roofer is skilled and offers guarantees, or you risk property issues later.

How it works

  • Find a CPS Roofer: Look for roofers registered with schemes like CompetentRoofer (NFRC) or check the LABC Front Door database to find registered installers for flat roofing.

  • Self-Certification: They notify their scheme operator (not the council) when the job is done.

  • Get Your Certificate: You receive a Building Regulations Compliance Certificate (often with an insurance-backed guarantee) directly or via the scheme, proving the work is legal and safe.

Benefits of using a CPS roofer

  • Saves Money: No need to pay the council for inspections.

  • Saves Time: Avoids the council's approval process.

  • Peace of Mind: Confirms competency, quality, and compliance.

If you don't use a CPS roofer

  • You must apply to your local authority's Building Control department and pay their fees for inspections and approval.

Key considerations for flat roofs

  • Insulation/Ventilation: Ensure insulation and ventilation (e.g., eaves vents, baffles) meet Part L regulations to avoid condensation and heat loss.

  • Drainage: Proper falls (e.g., 1:40) and drainage are crucial to prevent ponding.

  • Vapor Control: A vapor control layer (VCL) is needed on the warm side of insulation (usually the ceiling side).

Bottom line: Using a CPS-registered roofer is the most straightforward way to get a new flat roof that meets all building regulations without the hassle of direct council involvement.

Why choose a flat roof?

Discover the smart choice for commercial and residential properties with flat roofs. Opting for a flat roof offers a myriad of practical benefits that make it a sensible and efficient solution. Firstly, flat roofs provide optimal space utilization, allowing for additional functionality such as rooftop gardens, solar panels, or recreational areas.

Their streamlined design simplifies maintenance, making inspections and repairs more accessible and cost-effective.

Flat roofs are also known for their energy efficiency, as they minimize heat loss and enhance insulation capabilities. This energy-saving feature translates into reduced utility costs, contributing to a more sustainable and environmentally friendly building.

Moreover, flat roofs often boast a longer lifespan compared to traditional sloped roofs, delivering long-term durability and value for your investment. Embrace innovation, maximize space, and enhance energy efficiency – choose flat roofs for a sensible and forward-thinking roofing solution for your business or residential property.
